I'm acquiring one operating business in metro Atlanta and holding it for the long term. Not a fund and not a flip. One company, bought once, run well, and owned for a decade or more.
That list is directional, not a filter. Any sector works if the revenue is good, the customers are solid, there's room to grow, and it doesn't require a license I don't hold. Restaurants, bars and food service are the one hard exclusion.
Up to $1M of personal equity, SBA 7(a) debt, and a seller note. I hold a lender prequalification letter and can share it, along with proof of funds, on request.
I target closing 60 to 90 days from a signed LOI. I'll sign an NDA the day I receive it, so nothing needs to wait on a round of questions first.
